26 years ago, in 1994, when I was a young sailor, I contacted Barbara to be our property manager for our townhouse in Virginia Beach. I had just received orders and had originally planned to sell the home but it had not appreciated enough to make a profit. In the past 26 years, Barbara has managed our townhouse as if it were her own. It has NEVER been empty. Not once! Barbara is the hardest working and most honest property manager I have ever used. At one point in my career, my wife and I owned eight rental homes across the country. I wish every one of them could have been managed by Barbara!

In 2000, my wife, son and I got orders back to Virginia Beach. We bought a single family home that we eventually rented out, using Barbara as our property manager again. I retired in 2014 and we began selling our investment homes. In 2016, we decided to sell the single-family home in Virginia Beach and Barbara acted as our realtor, advising us every step of the way. The home sold with a full price offer in less than three weeks! Very happy...  

Recently, we decided to sell the very first home we ever bought and our last rental...the townhome in Virginia Beach. That rental has been our cash cow, but we decided that it was time to start simplifying our life. We live in Georgia now and did not want to make the trip to Virginia Beach to work on the house. Barbara acted as our contractor and hired every person that was required to update the house for the sale. She was tireless and the home is beautiful.  Barbara had all new kitchen cabinets installed, granite counters, new sinks/vanities/toilets in all three bathrooms. Carpet, linoleum, paint, landscaping, fence, brickwork HVAC etc.... I would say that Janet and I were amazed, but since we have known Barbara for 26 years, we were just ecstatic that we found her so long ago. The home hit the market last week and sold in less than 12 hours! Cash offer, $5K over listing price. I credit Barbara's hard work.

Over the last 26 years, Barbara has become a very good friend and will continue to be so even though we no longer have any rentals. If you are looking for THE property manager or realtor, Barbara Dennis is the only one I would ever use. Please give her the opportunity to impress you!

Despite owning and selling 6 houses in Virginia Beach, we were unprepared for changes in home selling that have occurred in the past 20 years. We turned to Barbara for help in navigating the process.

With her guidance we were able to realistically price our home, write a sales contract that protected our interests and contact qualified contractors to do minor repairs. From the time we put our house on the market to closing was a little over 3 months but could have quicker. We asked for additional time to transition to our new home.
